Home Exterior Paint Scheduling

No homeowner wants their home looking dull, ugly, cracked, and chipped from the outside. Applying a fresh coat of paint on the home’s exterior can give it a much-needed facelift, enhance the curb appeal, increase its value, and make it stand out.

A home’s exterior bears the brunt of different weather conditions that can make the paint wear off over time. Some homeowners wonder and struggle to decide how often they should repaint the house’s exterior, or when exactly it is time to repaint. Repainting the home is a big decision, and costs pretty decent. Therefore, the painting job should only be performed by an experienced and professional painter. Typically, exterior paint can last from anywhere between five or ten years, depending on several variables. However, regular maintenance can help increase the paint’s life.

Every home is different, and there cannot be a generalized repainting timeline. However, some factors determine how often you should schedule the home’s repainting and the aspects that can affect the paint’s durability.

Time since the last paint

One of the defining factors in repainting is the material of the exterior wall. Paint on the wood surface can last anywhere between three to seven years.

For aluminum, consider repainting every five years.

Paint on the cement fiberboard siding can last from ten to fifteen years.

Exterior walls with stucco require painting every five years.

With painted bricks, you can wait for 15 to 20 years to apply the fresh paint coat.

Location

The part of the country where the home is located will impact the durability and frequency of repainting the house. Homes in areas experiencing intense heat, harsh winters, high humidity, and frequent storms can affect the paint’s age, and there will be less time between two paint jobs. Homes near coastal areas may require more frequent upkeep.

Wear and tear

Homes start to show several signs of wear and tear like blisters, cracks, hardened caulk, flakes, peel, bubbles, mold, and faded or morphed color. If you notice any of these signs, call a painter for repair and advise on repainting.

Type and quality of previous paint

Some paints last longer than others. The color, and quality of the previous exterior paint, number of coats, how efficiently and correctly the paint was applied, and who painted it last (DIY or a professional) are some determining factors behind the durability and lifespan of the exterior paint.

Maintenance

Regular inspection, preventive maintenance, and prompt repairs can keep the paint looking fresh for long, and allow you to go longer between paints.

HOA requirements and the personal preferences of the homeowners can also affect the repainting decision.

A homeowner can choose exterior repainting for more reasons than one. Give the local painter a call if it is time to repaint the house, and you find painting a daunting and time-consuming job. He can inspect and advise on the best paint for the home’s exterior that is durable, long-lasting, add to the aesthetics, and catch everyone’s eyes.
